EXCERPTS FROM 'PROPERTY VALUE CHANGE ANALYSIS IN THE <br />MCKINLEY NEIGHBORHOOD' (Oliver Byrum, 1992) <br />· There are three considerations which are cited as most <br />important by a potentia] buyer looking for a house. One of <br />these is the overall appearance of the neighborhood... <br />· The importance of neighborhood livability cannot be <br />overstated...of the various aspects of livability, studies show <br />that the three most important are safety and security, <br />neighborhood appearance, and quality of public schools. <br />· There are a number of factors which contribute to the genera] <br />appearance of the neighborhood. These include the condition of <br />the houses, the condition of the streets and sidewalks, and the <br />cleanliness of the neighborhood. <br />· The appearance of the houses which make up a neighborhood is <br />one of the most crucial aspects of neighborhood appearance. <br />Deteriorating housing is evidence of a deteriorating <br />neighborhood. <br />· If potential homebuyers perceive the livability of a particular <br />neighborhood to be deteriorating they are less likely to choose <br />to buy a home there. As more people choose not to buy <br />property and live in a particular area, property values drop. <br />· If expectations and standards are lowered the neighborhood <br />will often live up to these lower expectations. <br /> <br />8. CONCLUSION <br />. A long term city-wide neighborhood enhancement effort aimed <br />at maintaining the livability of neighborhoods is necessary to <br />any city's long-term stability. As Roseville's housing stock ages, <br />consideration should be given to identifying other successful <br />community efforts and implementing those deemed beneficial <br />to Roseville. <br /> <br />. <br />
