The proposed exterior modifications to 1212 Red Fox Building will likely have a neutral or <br />positive impact on adjoining properties. Overall, the proposed modifications will be <br />compatible with other buildings in the area. The 1212 Red Fox Road building will act as a <br />transition between the standard brick buildings on Dunlap A venue and the relatively more <br />upscale buildings on Red Fox Road. <br />8. The park dedication fee does not apply to this project. <br />9. 'Ole proposed modifications are in conformance with the requirements of the Zoning <br />Ordinance. The proposed modifications are not in conflict with the Comprehensive <br />Development Plan. <br /> <br />Recommended Conditions: <br /> <br />The Planning Commission and Staff recommend that the approval be subject to the following <br />four conditions: <br /> <br />1. The project shall be completed in accordance with the plans submitted. Any significant <br />changes to these plans, as determined by the City Planner, shall require review and approval <br />by the Planning Commission. <br />2. The applicant shall obtain the necessary building permits before beginning any modifications <br />to the exterior of the structure. <br />3, Signage shall comply with the Sign Code. Signage shall not be installed without an approved <br />sign permit. <br />4. Lighting shall conform to the requirements in Section 6,E,3 of the Zoning Ordinances, <br />Lighting shall be directed away from adjacent propelties, hooded, and not cast light that <br />exceeds a meter reading of one foot candle on the travel lanes of adjoining public streets or .4 <br />foot candles on adjoining residential properly, <br /> <br />Resident Comment: <br /> <br />Staff has not received aJ1Y public comments regarding this application, <br /> <br />Options <br /> <br />I.
