The easement is
approximately 20 feet wide by 280 feet long and is located on the former Arden Hills City
Hall/Public Works property at 1440-1450 West Highway 96.

Back!!found

On August 28th, 2006, the City Council approved the Master & Final Planned Unit Development
and the Preliminary Plat for Royal Oaks Realty under Planning Case 06-023. The approval was
subject to thirty seven conditions (Attachment 6A-2), Condition number thirty required that the
approximately twenty foot wide and 280 foot long pedestrian walkway easement be vacated
prior to filing the Final Plat with Ramsey Coutny (Attachment 6A-3).

The area within the pedestrian walkway easement docs not contain a trail and there are no plans
to construct a trail within the easement. The casement is not needed to access any property and
currently serves no public use.

New Trail Dedication

There is an existing paved trail along the western edge of the property, Condition number 29 in
the Master & Final Planned Unit Development and the Preliminary Plat approval required the
applicant to convey this trail to the City, This trail is being conveyed to the City on the Final
Plat in the area marked Outlot A. Most of Outlot A is approximately 20 feet wide; however, the
Outlot widens to approximately 34 feet near the southern end because the trail curves slightly to
the east and then back to the west

\\Mctro-inet.us\mdenhills\Planning\Planning Cases\2006\06-03 i Pedestrian Walkway Easement Vacation (PEND!NG)\100306 CC Rerori
Easement Vacatjem.doc

Page 1 of2
