The final plat process is a technical review to verify eonfOlmancc with the <br />preliminary plat and any applicable conditions fi'om the preliminary approvals, The final plat process <br />can only address the conditions from the preliminary plat and PUD approvaL No new conditions <br />related to the design of the development can be imposed. <br /> <br />The approved planned unit development (PUD) sets the design, density, layout, setbacks, <br />landscaping, and other design elements for the proposed office development The final plat process <br />is the legal mechanism to subdivide the property into smaller parcels that can be individually sold, <br />The trail along the western edge of the property to the City will also be conveyed to the City in the <br />Final Plat <br /> <br />Typically, a final plat review is needed because changes were made to the layout of the proposed <br />parcel boundaries in the PUD and preliminary plat approval that must be reflected on the final plat <br />In this case, none of the conditions in the PUD and preliminary plat approval impacted the layout of <br />the parcel boundaries on the Final Plat Since there are not any changes to the layout of the parcels in <br />this Final Plat application, this pal1icular application is more of a status check to confirm that the <br />proposed lots on the preliminary plat conform to the proposed lots on the final plat. <br /> <br />There are, however, eight conditions that must be addrcssed before the Final Plat is tiled with <br />Ramsey County, Most of the remaining conditions are eithcr ongoing or must be completed before <br />the building permits are issued. <br /> <br />'1IMetro-inel.liS'lardenhills\PlanninglPlallning Cases'i2006106-029 Royal Oaks Final Pla( (PENDING) \/00306 " CC Report - Royal Oaks Final <br />Plauloc <br /> <br />Page 1 of2 <br />
