Village oi Arden Hills <br />Ramsey County� Minnesota <br />Gentlemen: <br />The undersigned are the owners and contract for deed purchasers of the <br />following deseribed property in the Village oi Arden Hills, to-wit: <br />That part of the E2 of the SE4 of Sec. 27, Twp. 30, Range 23, <br />lying north of the right-of-way of the Minneapolis, St. Pau1 <br />and Sau1t Ste Marie Railway, and subject to Lexington Avenue <br />and Kowalski Road. <br />A sketch showin� the location of the said property is attached. <br />According to the zoning map of the Village, the southerly portion of <br />the premises abutting the railroad tracks are presently zoned for light industrial <br />usage and the 6alance is zoned for R-2 single family usage. It is requested that <br />the entire ba].ance of the premises be changed from its present R-2 single family <br />• residence to light industrial zoning. 'IYie present development of the subject <br />premises and surrounding land is primarily farming, rrl.th a riding aeademy located <br />north oY the subject premises and the Ramsey County asphalt plant located southeast <br />oi the subject premises. <br />The new #10 highway development will be a short distance north of the <br />subject premises, with Lexington Avenue being carried over the new �10 with an <br />overpass wlth a traffic pattern permitting access to the new highway on both the <br />northern and southern approaches on Lexington Avenue.
