Need to maintain a 2-car garage due to the MN winter. This is typical and <br /> reasonable as many homes have 3 car garages. <br /> f. It is most reasonable to extend the existing west wall in plane even <br /> thought it is about 7" within the required setback. This will make the <br /> addition look more integrated. <br /> 2. Plight of Landowner due to circumstance unique to property <br /> a. High ground water prevents any basement: unusual in Minnesota <br /> b. Lot includes large drainage easement <br /> e. City has large ROW that makes setback appear larger than it is <br /> 3. Keeping with the spirit and intent of the ordinance: This neighborhood is <br /> eclectic: The lot has large City ROW that makes setback appear larger <br /> 4. Land use not permitted: OK <br /> 5. Alter character of City: We will renovate and alter the home to make it more in <br /> keeping with the essential character of the City <br /> 6. Eeonomic reasons alone: Not economic: We could expand this home by adding a <br /> second story but this would alter the essential character of the City more than the <br /> proposed expansion <br /> . 7. Permitted: The structure will remain a single family home <br />
