<br /> I <br /> I F. MODIFICATIONS IN ZONING DISTRICTS. ZONING REGULATIONS, AND/OR <br /> I SUBDIVISION REGULATIONS <br /> According to our information, the southern portion of Northwestern College's campus, <br /> I located in Roseville, is zoned PUD - Planned Unit Development. Chapter 1008.01 of <br /> the City of Roseville's Zoning Code states: <br /> I A planned unit development "PUD" is a zoning district which may <br /> I include single or mixed uses, one or more lots or parcels, intended to <br /> create a more flexible, creative and efficient approach to the use of <br /> land and subject to the procedures, standards, and regulations <br /> I contained in this Chapter. <br /> I The northern portion of the campus, located in Arden Hills, is zoned Residential (R-1). <br /> The R-1 District allows institutions of higher learning (School, Higher Education) as a <br /> I Planned Unit according to the Land Use Chart in Section 5.E, of the City of Arden <br /> Hills' Zoning Ordinance. <br /> I In either City, the changes envisioned in the Facilities Plan will not require <br /> modifications in the Zoning Regulations or Zoning Districts. Likewise, no changes in <br /> I Subdivision Regulations are needed. <br /> I The vehicle for addressing the modifications of the campus is the Planned Unit <br /> Development (PUD) which is a process allowed in both cities' zoning regulations. <br /> PUD's allow developments of all kinds, (residential, commercial, institutional) to move <br /> I forward within the framework of the regulations, recognizing the unique nature of the <br /> project or institution. <br /> I G. MODIFICA TIONS TO COMPREHENSIVE PLANS AND/OR ZONING ORDINANCES <br /> I No modifications are needed to either cities' Comprehensive Plans or Zoning <br /> Ordinances.
