<br /> , <br /> application, this particular application is more of a status check to confiml that the proposed lots <br /> on the preliminary plat confonn to the proposed lots on the final plat and that the conditions <br /> . applicable to thc Final Plat have been completed, <br /> Of the seventeen conditions imposed on the preliminary plat approval, eight conditions are <br /> required to be completcd or submitted bef'ore thc Final Plat is eithcr approved by the City or filed <br /> with Ramsey County (Attachment 3B-3). The eight conditions related to the tinal plat, which are <br /> listed by the condition number from the preliminary plat approval, and the status of those <br /> conditions is as follows: <br /> 2. Final Plat Submission. The applicant shall submit the final plat and application to the <br /> City of Arden Hills within thrce months of the preliminary plat approval date or the <br /> approval shall expire unless an extension is granted by the Planning Commission. The <br /> final plat shall reflect all applicable changcs in the conditions of approval for the <br /> preliminary plat. <br /> The final plat application submission deadline was December II, 2006, and the <br /> application was submitted on December 8, 2006. <br /> 4. Drainage and Utility Easements. The applicant shall include a 12 f'oot drainage and <br /> utility easement centered on all common lot lines, and a 12 foot drainage and utility <br /> casement along the right-of-way. <br /> 'fhc final plat meets or exceeds the minimum 12 foot drainage and utility easement <br /> . requirement (Attachment 3B-5). Much of Lot 2 and a portion of Lot 3 arc also included <br /> within the drainage and utility easement for thc stonmvater pond and wetland that arc <br /> scrving a section ofthc Ridge\Vood Ncighborhood to thc east. The City is responsible for <br /> maintaining the stonnwater pond and wetland within the easemcnt. <br /> In most cases, the City does not promote planting new vegetation in drainage and utility <br /> cascmcnts. Howevcr, given thc size of this easement, a condition has been added that <br /> would give thc property owner permission to plant additional vegetation within the City <br /> easement area with City Engincer and City Forester approval. <br /> 5. Park Dedication Fee.
