Resident Comment Staff has not received any commcnts regarding the Final Plat; however, the Final Plat process . docs not rcquire public notice since no Ji.n1her changcs to the overall design of the subdivision can be rcquired by the City. Staff Recommendation Based on the information submittcd by the applicant, the Final Plat is in confolllwnce with the requirements ofthc Preliminary Plat approval in PC06-026 and is in conformance with the requircments of the City's Subdivision Ordinance. Therefore, in Planning Case #06-039, Staff recon1l11L'nds approval of the Final Plat subject to the following eleven conditions: I. The applicant shall continue to be subjcct to all of the conditions for thc preliminary plat as approvcd in Planning Case 06-023. 2. The applicant shall con1'o1111 to all requirements for Final Plats in Chaptcr 12 of the City Code. " The plans shall be amended to be in fi.i11 compliance with the City Engineers memo dated -) , January 25,2007. The rcvised plans shall be submittcd prior to the City signing the Final Plat. 4. The applicant shalll1C responsible tor raising the manholes to the final elcvation prior to the City signing the Final Plat. S, The applicant shall pay a park dcdication fec as determined by the City Council prior to thc City signing the Final Plat or on a payment schedule determined by the City Council . and subject to City Attorney review. (l. The applicant shall be responsiblc for ensuring thc viability of the six Colorado spruce trees along the hillsidc for a pcriod of two years. Should any of the trees die during that timc, the applicant shall replace the trees within thirty days or at the bcginning of the next growing season as detcrmined by the City Forester. This condition shall rcmain in place for two vears after the Final Plat is filed \vith Ramsev COllnt v and shall transfer to .; ....1 J subseqllent owners of the property within that time period. i, No additional trees shall bc removed from the forty (40) foot setback area along Siems Court without prior approval from the City Forcster and City Planncr. If any additional trees arc removed from the sctbaek area by ll1anmade torecs, the City shall require the replacement of 125 pcrcent of the removed calipcr inches of trees. If any additional trees arc removed from the setback area by manmade forces, the City shall require the replacement of 100 percent of the removed caliper inches of trecs. The removcd trces shall be rcplaceJ within thirty days of removal or at the beginning of thc next growing season as detennined by thc City Forester. Thc replacemcnt tree spccies, size, and planting location shall bc subject to City Forester and City Planner approval.
