City Staff havc been in contact \vith the applicant and their contractor regarding the <br /> vcgetation on the hillside, and the property owner recognizes the nced to havc a stable <br /> and acsthetically pleasing hillside. In ordcr to help mitigate the exposure of the hillside, <br /> the applicant has alrcady planted six, six foot tall Colorado spruce trees on thc hillside <br /> and submitted a landscaping plan showing the six trees for the official record. A <br /> condition has also been added to the Final Plat requiring conformance with the <br /> landscaping plan to ensure that i r any of the six spruce trees dic. the applicant will be <br /> responsible for replacing the trees. <br /> While the spruce trees will not provide Siems C01ll1 with the amount of screening that <br /> existcd prior to any \vork being done on the property, the spruce trees \vill provide some <br /> screening and protection for thc hillside as the trees mature. The removal of any <br /> buckthorn should also help other specics to populate the hillsidc. The applicant has <br /> indicated that once the lot is developed, additional landscaping will likely be installed, <br /> though specific plans \vill not be created unti I thc Jots arc developed. Typically. the City <br /> docs not requirc a landscaping plan fix residential developmcnt; however, the applicant <br /> will be responsible Jix maintaining the stability ofthcir p0l1ion of the hillside, protecting <br /> the remaining vegetation outside of the City right-of-way, and ensuring that the six <br /> spruce trecs survive. <br /> As part of the Ridgewood Ncighborhood road reconstruction projcct, the City will be <br /> . planting additional trccs in thc right-of-way along Siems Court. The cxact tyves and <br /> locations of these trecs will be dctermined in the spring. While not on the hillside, the <br /> City 1S also responsible for maintaining the vcgetation around the st01l11\"vater <br /> ll1,lIlagL'ment pond and thc wctland, <br /> Although erosion controlmeasurcs are already in place throughout the property. the new <br /> curb and gutter along Siems Court will help reduce the potential fi)/" erosion on the <br /> hillside since \vater \vill no longcr run directly down the hillside from Siems Court. <br /> When this preliminary plat was rcvicwed. the City did not have a trec preservation <br /> program in placc.
