<br /> A. Building Materials - Section 1320.13 Subd 6.D.2 <br />. Rel!.ulation: Exterior building treatment (wall surfaces) shall be of brick, stone, glass <br /> or any combination thereof: except trilll and accessories may he metal. <br /> Evaluation: Except for the windows and doors, the front exterior or the building is <br /> raked precast concrete panels. The other sides of the building arc regular painted <br /> concrete blocks. The current building finish is a legal nonconforming building <br /> material in the GB District. While new buildings or additions could not use precast <br /> concrete panels without a variance, the existing panels arc permitted to remain and be <br /> maintained as nccded. <br /> Nell" Elltrallce: The area around the new doorway \vould be "franH:u'" with a <br /> prefabricateu red anu grey aluminum composite material. Since the composite <br /> material would only be used in the area around the building entrance, it could be <br /> classified as an accessory material on the building and would, therefore, be a <br /> permitted exterior material. The total surflce area of the building walls is <br /> approximately 20,800 square feet. The accessory metal surface \vould be <br /> approximately 850 square feet or about -1-.1 perel'nl of tbe building"s total wall <br /> surt~lce area and about 21 percent of the li"ont of the building. N e\v windO\vs <br /> would be installed above and on either side of the new glass doors. The rest of <br /> the building would remain unchanged except for the old entrance that would be <br /> integrated back into the \vall oCthe building. <br />. Old Elltrallce: The applicant bas submitted two plans lor re-inh.:grating the <br /> existing entrance back into the building wall: Option 1\ can be seen on the \vest <br /> entry elevation of plan shed A4.0; and, Option B can be seen on plan sheet <br /> A4.1. Two plans arc being proposed because the applicant does not know if the <br /> surf~lce area behind the red canopy is the same raked precast concrete as on the <br /> rest 0 f the bui Iding. <br /> Tf there is raked precast concrete behind the reu canopy. the applicant would <br /> move forward with Option 1\. This option proposes to relocate the raked <br /> precast concrete panels from the new entrance to the old entrance. The general <br /> idea is to make the old l'ntrance seamless with the building f~l~ade. <br /> However, if there is not raked precast concrete hehind the red canopy or if the <br /> panels removed tt"om the new doorway arc not salvageable, there would not be <br /> enough raked precast panels to fill the old entrance and canopy area. Therefore, <br /> Option B proposes to replace the old doorway and canopy area with two new <br /> windows on the lower level and two new spandrel glass (opaque) windows on <br /> the upper level. Panels dividing the upper and lower windows would be <br /> installed to match the look of the other window areas along the western side of <br /> the building. <br />.
