The sign has not yet been installed, but it would not require approval through <br /> the conditional use permit process. <br /> Plan sheet A 1.0 also shows the location of a proposed ncw monument sign (Attachment 3C- <br /> I). A sign pellllit was approved for that location on November 30, 2006, provided that the <br /> sign was modified to remove the intclllal lighting component. Only extcrnal lighting is <br /> permitted on new monument signs in the GB Zone. The sign area and height was in <br /> COnfOTIllanCC with the Sign Code. <br /> Finally, the plans also show signage to the right of the new door on the grey aluminum <br /> panels. The signage to the right presumably lists the types of products available from <br /> Grainger. This applicant has not yet submitted a sign application Ii)r this signage. Since 35 <br /> square feet is being used by the larger Grainger sign above the door, only ten square feet of <br /> signage would remain for the proposed signage to the right of the door (unless permission is <br /> given in this conditional use permit to exceed the normal 45 square foot wall signage limit). <br /> The total area of the signage to the right of the door is estimated at 30 square feet. The <br /> applicant has indicated that they will not seek additional wall signage heyond the permitted <br /> 45 square feet. <br /> 3. Landscapin~ <br /> Although not required for this type of application. the applicant has submittcd a landscaping <br />. plan for the front (western) side of the bui Iding. The existing vegetation and rock \vould be <br /> removed and replaced as shO\vn on plan sheet A 1.0 in Attachment 3C-I. The new vegetation <br /> would include slllaller decorative plants similar in size to the existing vegetation. <br /> Findin2s of Fact <br /> The Planning Commission must make a finding as to whether or not the proposed modi fications <br /> to the building at 4444 West Round Lake \vould adversely affect the surrounding neighhorhood <br /> or the comlllunity as a whole based on the aforementioned bctms and is in con/Clf/llanCe \vith the <br /> design standards of the GB Zone. Staff ofTers the fl1110wing findings for consideration: <br /> Gcneral Fil/dings: <br /> 1. The building at 4444 West Round Lake Road is 28,()82 square feet. <br /> 2. The current wholesale/warehousing use is a conflmlling use in the GB Zone. <br /> -.
