Notable
changes to the campus in the Master Plan proposal include:
0 Increasing the building square footage [rom 656,306 square feet to 1,068,091 square
feet;
0 Increasing the student population from approximately 1650 students to 2400 students;
0 Increasing the number of parking stalls from approximately 1400 stalls to 2090 stalls.
0 Reconfiguring the main internal road on the Campus;
0 Installing stormwater control measures around existing and proposed buildings; and,
0 Constructing a "Campus Green" on the northern side of the Campus.
The new building space would be used for academic, administrative, and athletic purposes.
The Master Plan, including student growth, new and renovated building, and parking
expansion, would be implemented over a 12 to 20 year period.
The 1991 plan was not as detailed as the current proposal, and the new proposed Master Plan
provides signific<Ultly more infonnation and mitigation measures regarding storm water
management, parking, and traffic.
No variances or changes to the underlying zoning are being requested with this application.
~
rH,
2. Smaller
PUDs typically have at least two public meetings--one for the Master Plan and one for the
Final Plan (Section 1320.14 of the Zoning Code), Generally, thc Master Plan lays out the
design and concept for a development, and the Final Plan incorporates any changes required
by thc City to mitigate the impacts of the developmcnt. The Final Plans are usually detailed
and include a specific construction timetable.
In the case of Northwest em College, and other large PUDs in the City, there will not be a
Final Plan stage. Instead, the Master Plan outlines the overall development plan [or the
Campus, an estimated development timeline, the impacts of the plan, and potential mitigation
measures. A Campus Master Plan is less detailcd in terms of architecture, landscaping, and
stonnwater management because thc Plan covers a longer timcframe and changes may nced
to be made before a particular part of the Plan is implcmented.
