The property has also <br />paid the S400 site plan review fee. ]n most cases, a residential property would not be subjcct <br />to thc site plan revie\v process or a landscaping review, Mr. Ngo has volunteered to go <br />through the site plan revie\v process and be subject to whatever conditions arc placed on the <br />landscaping plan. He was made aware that the City \vOllld be looking for an extensive <br />landscaping plan that should include the Ramsey County right-of-way (Ramsey County has <br />signed off on the landscaping within their right-of-way). <br /> <br />Sincc it is not practical to fully install landscaping before the home is constructed, Mr. Ngo <br />will nced to submit a financial surety to the City for the estimated cost of the landscaping <br />prior to issuing any building permits. The financial surety will be reviewed by the City <br />Attorney and is used to ensure that the landscaping is completed as approved, The <br />property owner is continually responsible for maintaining the erosion control subject to City <br />and RcWD standards. <br /> <br />2.
