<br /> j <br /> J <br />General ChallU2es . <br />Zoning Ordinance -7 Chapter 13 of the City Code <br />As noted above, the revised zoning regulations are scheduled to become Chaptcr 13 ofthe City <br />Code in this update process. The zoning regulations have the same function as a stand alonc <br />ordinance or as directly part ofthc City Code. However, thc new Zoning Code wil1 follow the <br />samc formatting and numbering system as thc rest of the City Code whcn it is completed. Thc <br />consistent number system wil1 make it easier to locate information, apply futurc updates, and <br />keep the City's numbering system consistent. <br />Special Use Permits -7 Conditional U<;e Permits <br />While it is not a rcquired change, State Statutes no longer use the tcrm "special use" or "special <br />use permit." Most cities have switched to calling these typcs of uses and permits "conditional <br />use" and "conditional use permits," which is thc language used in State Statutes. Technical1y, a <br />city is required to approve a conditional/special use permit if the applicant can successfully <br />demonstrate that the potential ncgative impacts of the proposcd use can be mitigated. <br />Additionally, the city is allowed to apply conditions to a conditional usc to ensure that the <br />negative impacts of a conditional use arc mitigated. <br />"Special use" implies that it is a use that is not nonnally permitted but can be special1y granted if . <br />the City so chooses. Changing the title of the pcrmit wil1 not impact the City's review process or <br />past special use permits. <br />Chao2es bv SediOJrn <br />Only the changcs, additions, or deletions that affcct the impact, intcnt, reach, or content of a <br />rcgulation have been includcd in this memo.
