Accessory Structures. <br />. Clear Vision Area. <br />. Fences. <br />. Foundations. <br />. Weed Height. <br />Please note that while none of the proposed changes in this Section are rcquired, they do <br />address long standing issues and help to clarify portions of the zoning regulations. <br />Accessory Structures. There are a number of proposed changes to the acccssory structure <br />regulations: <br />. Height: The current regulations limit acccssory structurc height to less than the <br /> height of the principal structure. The height limit for principal structures in the <br /> residential zones is 35 fcet, which means that an acccssory structure could <br /> potentially be 34.9 feet tall on a 728 square foot footprint. This could allow a <br /> property owner to create a multi-story accessory structure. The proposed <br /> regulations would limit accessory structure height to 15 feet or no taller than the . <br /> principal structure, whichever is shorter. This height allows property owners to <br /> still have storage above, but it would limit building a full second story on new <br /> accessory structures. Common height limitations in other cities are between 13 <br /> and 25 feet. <br /> Height is measurcd from the average level of the grade along the foundation to the <br /> halfway point between the tallest peak and eaves. The regulations in the <br /> accessory structure section do not affcct attached garages. <br />. Membrane Structurcs: Earlier this year, the City revised this ordinance to ban <br /> membrane structures. This ban unintentionally hanned all temporary tents and <br /> other structures that arc used for family reunions, picnics, greenhouses, etc. The <br /> intent of the ban was to stop the use oftent structures used for garages in <br /> residential areas; however, the ban oven-eached its initial goal. <br /> . - <br /> The revised rcgulations would pemlit permanent memhrane structures in non- <br /> residential areas subject to the site plan rcview process.
