3. Landscaping Requirements - Does Not Meets Requirement
. Since this proposal involves additional huilding space, the City's landscaping requirements
do apply (Zoning Ordinance, Appendix A: Procedural Manual). Based on 2,250 square feet
of new building space, the landscaping requirements call for seven (7) caliper inches of trees
(2,250 sfl 320 = 7). The applicant is proposing 9.9 caliper inches of trees.
Tree Type Quantity Caliper Inches ! T olal Caliper
Per Tree ! However, the proposed addition is already
. screened by existing and mature trees and a large earthen benTI. Furthermore, no trees will
be removed with the proposed addition, the proposed coniferous trees exceed the required
caliper inches for this size of an addition, and the proposed coniferous trees will provide
additional year round screening. Because of these features, Staff does not expect the deficit
oflarger trees to have an impact on the subject property or the surrounding neighborhood and
does not recommend modifying the landscaping plan.
4. Aesthetics ~ Meets requirement
The proposed addition would use building materials similar to the existing Building N (see
pictures in Attachment 3C-3), which includes face brick, EIFS, and pre-finished metal
panels. The 1-2 Zone does not have guidelines for building materials.
5. With the proposed addition, the deficit would increase to
560 parking spaces based on 2,250 square feet of new space and a requirement of I space per
1000 square feet of floor area for "Other Business and Industry"' space.
