,
expected to be a net loss of parking spaces with the proposed addition.
Despite the deficit, Boston Scientific has stated that there are a sufficient number of parking .
stalls on the Campus for employees and visitors. Should the additional parking be needed,
the applicant has submitted proof of parking for an additional 635 parking spaces has been
submitted (Plan G003 in Attachment 3B-4).
The submittcd parking plan includes four ADA accessible parking spaces, which is the
minimum requirement for Building N.
6. Traffic, Access, and Circulation ~ Meets requirement
The proposed addition is unlikely to have a significant impact on intemal circulation. Given
the existing traffic conditions in the vicinity of Boston Scicntific, it is doubUi.1I the additional
three employees would have any noticeable impact on traffic movement or congestion.
Since the total amount of building space proposed in Phase I has not been rcached, it is
un likely the cun"ent proposal warrants a traffic study or road improvements. However, a
study to detennine ifroad improvements are necessary will bc needed before exceeding the
originally proposed squarc footage in Phase 1.
7. Lighting ~ Meets Requirement
Thcre are not any proposed changes to the lighting on building N that would impact
neighboring propel1ies. .
8. Grading and Utilities ~ Meets Requirement ....llith conditions
The City Engineer has reviewed thc grading, drainage, and utility plans for the proposal, and
those comments arc attached. A condition requiring compliance with the comments in the
lettcr are included as a condition for approval that must be completed before any building
pcnnits are issued.
9. Screening & Noise - Ji,feets Requirements
As noted in the letter from the applicant, the mechanical equipment for the building \vill be
placed on the rooftop immediately south of the proposed addition. The rooftop immediately
south ofthe addition is approximately ten feet lower, which \vill help screen the cquipment
from neighboring residential properties. Furthermore, portions oCthe existing building arc
taller than the location of the rooftop equipment, which will also help screen the rooftop
equipmcnt from the adjacent residential areas.
Cirv of Arden Hills
Planning Commission Aleeringf(1/" Novembl!/' I. 2UIJ6
\,!\.1ctrr>-ineLus\ardcnhills\Planning\l']anning Cascs\2006\Oo-033 130stlln Scientific Pl!D Amcndmcnt 8<.
