The property <br />is currently operating under a conditional use permit; therefore, an amendment to the CUP is <br />required to modify the site layout. <br /> <br />The CUP application also includes two variance requests. The first variance request is to <br />encroach 11.28 feet into the 20 foot southern side yard parking lot setback. The second variance <br />request is to reduce the minimum landscaped area from 35 percent to 34.5 percent. The <br />variances are contingent upon each other and approval of the CUP amendment. On behalf of <br />Celestica, ProTerra Design has submitted a letter explaining the background of the project and <br />variance requests (Attachment 3D-I of the report to the Planning Commission). The letter also <br />addresses the required variance review criteria. <br /> <br />The southern edge of the property near the proj ect area currently has a six to eight foot high berm <br />with 30 mature trees. The applicant is proposing to remove the entire berm and relocate the <br />existing trees to the south side of the expanded parking lot. Due to the small remaining setback <br />(8.72 feet) between the lot line and the edge ofthe parking lot, there would not be sufficient <br />space to effectively relocate all of the trees onto the Celestica side ofthe property line.
