<br />Findinl!s of Fact <br /> <br /> <br />The Planning Commission must make a finding as to whether or not the proposed additional wall <br />signage at 3930 Northwoods Drive meets the criteria in the Sign Code to deviate from the sign <br />regulations and if the additional signage would adversely affect the surrounding neighborhood <br />and the commuuity as a whole. Staff offers the following nine findings for consideration: <br />1. The property is located in sign district seven and the I-Flex Zoning District. <br />2. The health care clinic is a conforming use in the I-Flex Zoning District. <br />3. The total wall sign area for a building in sign district seven is 45 square feet. <br />4. The building has one existing wall sign that is 188.3 square feet. The existing sign is <br />on the rear side ofthe building facing Interstate 694. The existing sign is illuminated, <br />5. The applicant is proposing to install one new sign that is 30 square feet and would be <br />illuminated. The sign would face Interstate 694 on the rear side of the building. <br />6. The sign would not be visible from residential properties. <br />7. The building does not have any wall signage facing Northwoods Drive. <br />8, Section 1260 ofthe Sign Code permits deviations from the Sign Code through the site <br />plan review process. <br />9. The growing trees in the Interstate 694 right-of-way has made the existing sign less <br />viable from the roadway, The property is adjacent to I-694, and to be reasonably <br />viewable from I-694, additional signage is warranted. The frontage on I-694 makes <br />this property uuique compared to other properties in sign district seven, and signs do <br />need to be larger to be legible from I-694. <br />10. The proposed sign is for a conforming use in the I-Flex Zone. <br />11. The sign would not have a negative impact on adjacent properties or the City as a <br />whole. <br /> <br />Resident Comments <br /> <br />Staff has not received any letters, e-mails, or telephone calls from property owners or occupants <br />in regard to this planning case. However, site plan reviews do not require a public hearing or <br />public notice. <br /> <br />Staff Recommendation <br /> <br />Being adjacent to I-694 does make this property rather unique when compared to other properties <br />in sign district seven. While the existing signage is large compared to most other buildings, the <br />additional 30 square feet of signage along I-694 is unlikely to cause hann to the City or <br />surrounding neighborhood, and the additional signage may help make an Arden Hills' business <br />more viable.
