<br />When this development was approved in 1990, the City was operating under a different set of <br />sigu regulations. Although a copy ofthe sign regulations from 1990 was not located in time <br />for this report, the planning case indicates that up to 350 square feet of wall signage would <br />have been permitted at that time. Despite the previous, and more generous, sign regulations, <br />past regulations do not apply. The existing wall sign may have been conforming to the sign <br />regulations when it was installed; however, the sign area is no longer conforming to the <br />current sign regulations. The sign areas can be adjusted through the Site Plan Review <br />process. <br /> <br />2. Site PIan Review - Section 1260: Sign Standard Adjustments <br /> <br />Section 1260.01 ofthe Sign Code permits adjustments to sign height, number, type, lighting, <br />area, and/or location through the site plan review process if criteria number one or two is met <br />and the required criteria number three is met: <br />1. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; or, <br />2. The sign adjustment will allow a sign of exceptional design or a style that will <br />enhance the area or that is more consistent with the architecture and design of the site; <br />and, <br />3. The sign adjustment will not result in a sign that is inconsistent with the purpose of <br />the zoning district in which the property is located or the current land use, <br /> <br />The applicant submitted a letter responding to the three above criteria (Attachment 3E-l). <br /> <br />3. Pnrpose of the B-2 Zone Development - Section 1320.04 Subd 7 <br /> <br />The definition ofthe I-Flex Zone may help guide the appropriateness of additional signage. <br />Section 1320.04 Subd 14 states that the purpose of the I-Flex Zone is: <br /> <br />. To preserve, protect, enhance and perpetuate existing development in the district. <br />. To attract new development that is compatible with existing development in the <br />district in terms of use, performance, character, quality and appearance of buildings <br />and sites. <br />. To permit only those uses that will have traffic generation characteristics that are <br />compatible with existing development in the district and that will ensure reasonable <br />traffic operation on streets in the vicinity. <br />. To encourage new site development that will be compatible with existing site <br />development standards of existing development in the district. <br />.
