Overview of Request <br /> <br />The applicant is proposing to redevelop the property at 3441 Lake Johanna Boulevard, which <br />is located on the western side of Lake Johanna. The property is adjacent to Lake Johanna <br />Boulevard on the east and Fairview Avenue on the west (Attachment 3D-2). <br /> <br />The property has an existing 1,154 square foot dwelling and a 485.4 square foot accessory <br />structure. The existing dwelling is outside of all setbacks, but the accessory structure <br />encroaches on the southern side yard setback and encroaches on the western front/rear yard <br />setback from Fairview Avenue.
