The double road frontage means that there is not a <br />clearly defined front or rear property line. Through Lots. The administrator may determine that one of the front yards may be deemed a <br />rear yard and shall determine appropriate rear yard setback regulations. Factors to be <br />considered shall include topography, location of structures on the [at, location of structures on <br />adjacent lots, and the type of streets or thoroughfares abutting the [at. <br /> <br />The property's address is from Lake Johanna Boulevard; however, it would difficult to use <br />Lake Johanna Boulevard as the primary access to the lot without significantly altering the <br />grade of the lot. The properties to the north access Fairview Avenue via a private shared <br />driveway, and are less than 30 feet from their westem property line. The dwelling to the <br />south uses a 40 foot setback from Fairview Avenue. Most of the dwellings along Lake <br />Johanna Boulevard look as though the front of the dwelling is facing Lake Johanna <br />Boulevard even though their access point is not on Lake Johanna Boulevard. A case could <br />be made to assign the westem lot line as the front or the rear property line. <br /> <br />Since the uniqueness of each lot can be considered separately, designating the front and rear <br />propet1y lines for this property does not set a precedent or change the designation for other <br />properties.
