<br />to adjacent property owners and occupants, Staff and the applicant decided to move forward <br />with the public hearing in order to provide the public and the Planning Commission an <br />opportunity to ask questions and provide input. Moreover, this will provide the applicant an <br />opportunity to make applicable changes to the plans based on Planning Commission and <br />public comments. <br /> <br />This planning case report is preliminary and subject to change. Additional analysis will be <br />provided at the September Planning Commission meeting. <br /> <br />Project Description <br /> <br />The applicant is proposing to redevelop a portion of the Arden Plaza commercial and office <br />property, which is located in the southwest corner of Lexington A venue and County Road E. <br />The 12.55 acre property is occupied by a 52,580 square foot retail strip mall and a 53,285 <br />square foot office building, which is commonly known as the "pod" office building. The <br />applicant is proposing to demolish the office building and construct 45,020 square feet of <br />retail/office space in three new detached buildings. The retail strip mall building would <br />remain unchanged. <br /> <br />This proposal includes four requests: <br />1. Master Planned Unit Development for Phases 1-3 of the Arden Plaza Redevelopment <br />2. Final Planned Unit Development for Phase I of the Arden Plaza Redevelopment <br />3. Preliminary Plat <br />4. Final Plat <br /> <br />If this application is approved as proposed, the applicant would move to demolish the office <br />building and begin construction on phase one within one year. Phase one is for a proposed <br />Walgreens pharmacy. Phase two and three would require separate approval from the <br />Planning Commission and City Council prior to construction. <br /> <br />The applicant has submitted a description of the project, technical plans, a landscaping plan, <br />building elevations for phase one, a wall sign plan for phase one, and a monument sign plan <br />for the full development (Attachment 3B-3). A traffic and parking study have also been <br />submitted; however, the applicant is in the process of collecting additional traffic data. <br /> <br />2. Planned Unit Development (PUD) Process: <br /> <br />The PUD process is a tool that provides flexibility from the underlying zoning district.
