However, the combined phases <br />are expected to adhere to structure or impervious coverage regulations unless a deviation is <br />specifically requested. The applicant is proposing to subdivide the property into four legally <br />separate parcels: <br /> <br /> Lot Size Buildinn Coveraae % BuildinQ Coveraae <br />Lot 1 - Retail Stria 287,693 52.390 18.21% <br />Lot 2 - Walareens 80.229 14,490 18.06% <br />Lot 3 69.520 17,640 25.37% <br />Lot 4 44.075 14,355 32.57% <br />Total Lots 1-4 481.517 98,875 20.53% <br />Requirement 13,000 or more 40% or less <br /> <br />All four lots would exceed the minimum 100 foot width and 130 foot depth requirements. <br />Lots 2, 3, and 4 likely do not have 25 percent of their area landscaped; however, the <br />minimum 25 percent landscape requirement would apply to the development as a whole <br />before the lots are subdivision. The development as a whole would have 25.2 percent of the <br />lot landscaped, which includes the pond in the southeastem comer of the property. <br /> <br />The park dedication fee for this property was satisfied when the development was first <br />approved in 1973. Since there is no net increase in building size or significant impact on the <br />park system, the park dedication fee does not apply. <br /> <br />7. Service and Facilities Component <br /> <br />The common parking and landscaping areas will need to be managed by all four properties <br />since those facilities are shared. The documents outlining the maintenance of the shared <br />facilities will be subject to City Attomey approval prior to the City executing the final plat. <br /> <br />The utilities and roads are currently under review by the City Engineer and will require <br />engineer approval prior to the issuance of building permits. <br /> <br />8. Construction Order Component <br /> <br />The applicant is proposing to construct the development in three phases. The first phase <br />would include demolition of the office building and construction of building one for the <br />Walgreens stores. Phase one is expected to be started within one year if the PUD is <br />approved. During phase one, the pads for buildings two and three will be prepared. Phases <br />two and three are proposed to be constructed in 2008.
