<br />Phases two and three will require separate Planning Commission approval. This will provide <br />the City to evaluate the progress of the landscaping and to ensure that sufficient parking has <br />been provided. Should the parking prove to be insufficient, that may impact the size of the <br />buildings in phases two and three. <br /> <br />9. Sign Component <br /> <br />The applicant has submitted a signage plan for the entire development (Attachment 3B-3). <br />The PUD process permits flexibility in sign size, number, and dimensions. The submitted <br />plan does show how some of the signs may look; however, the City cannot regulate content. <br />The actual design or message on the signs rnay be changed during the building process. <br />However, once the PUD is approved, the signs could not exceed the area, number, or <br />dimensions set during the PUD process. Signage not approved in the PUD process would <br />require a PUD amendment at a later date. <br /> <br />Because the property is adjacent to County Road E and Lexington Avenue, it is in sign <br />district four (County Road E) and district five (Lexington Avenue). For multi-tenant buildings, such as the adjacent retail strip mall, <br />each tenant with street access is permitted a separate wall sign. <br /> <br />Since the applicant is proposing to subdivide the property into four separate parcels, it is <br />unclear exactly how the Sign Code should apply. The Sign Code nonnally permits each <br />legally separate property to have a freestanding sign. Properties with frontage on two streets <br />are typically pennitted two freestanding signs.
