A 45 foot setback for the principle structure will help <br />keep a compatible line of development along Lake Johanna Boulevard without moving the <br />structure significantly in front of or behind the development to the north or south. Since the <br />applicant had been using a 54.5 foot setback for the dwelling, a 45 foot setback provides an <br />additional 9.5 feet of buildable space than what the applicant had assumed on the previous <br />version of the redevelopment proposal. As noted above, the Planning Commission and/or <br />City Council can increase or decrease the 45 foot front yard setback determination. <br /> <br />Plan Evaluation <br /> <br />1.
