The proposed project will require permits, including, but not limited to, NPDES, Rice Creek <br />Watershed District, Ramsey County and City Erosion Control permits. <br />. The plan sheets must be signed by a registered engineer. <br />. Maintenance of all utility improvements will be the responsibility of the developer, as the proposed <br />improvements are all within private property. <br />. Pleasc identify roof drain discharge locations on the plans. It is recommended that roof drains <br />discharge into green space wherever feasible. <br /> <br />Traffic <br />. Please update the traffic study based on the County's comments, and provide the additional <br />information requested by the County (see separate memorandum). <br />. Please provide data for thc internal circulation of the proposed Walgreen's site. What is the peak p.m. <br />queue for the drive-through, and how will that affect vehicles entering/existing the entire site? <br />. The developer shall install signage for exiting traffic (left turn only, right turn only, etc.), and install <br />stop signs that meet traffic regulations. There is an existing stop sign at the Lexington exit posted <br />approximately four feet high, that does not meet standards. <br /> <br />Sheet C 1- Preliminarv Plat <br />. Easement Information, Note #3: the word "owners" is misspelled. <br /> <br />Sheet C2- Preliminary Grading Plan <br />. The legend calls out "tip-out curb"; however, none is identified on the plan sheet. Please call out <br />locations of tip-out curb, if any are proposed. <br />. The legend also calls out proposed retaining wall, but no proposed walls are identified.
