Thc purpose of our review was to determine if the current site plan would providc <br />adequate parking supply upon completion of the proposed redevelopment. As per the information <br />and the current site plan you provided to us, the following uses will bc present on thc sitc upon <br />completion of the redcvelopment: <br /> <br />. Existing retail approximately 55,500 SF (includes mezzanine level) <br />. 14,386 SF pharmacy with drive-through <br />. 16,230 SF supermarket <br />. 14,400 SF ofllee or retail (assumed retail for parking review purposes) <br /> <br />As per the current sitc plan, thc total number of parking spaces that will be provided upon complction <br />of thc proposed redevelopmcnt is 408. <br /> <br />PARKING REVIEW <br /> <br />Our parking review was based on the City's Zoning Codc requirements and data prescnled in the <br />Institute of Transportation Enginecrs' Parking Generation, Third Edition. Results of our revicw are <br />presented next. <br /> <br />. ZoninQ Code. The Zoning Code presents a parking requircment for "rctail sales," which <br />applies to all of the uses listed above. The Code requires one space for each 150 SF of gross <br />retail sales floor space. From information you provided to us, the total estimated retail sales <br />t100r area is 78,052 SF. For this arca, the total number of spaces requircd on the site as per <br />the zoning code is 521 (78,052 divided by ISO). The Zoning Code states that "the number of <br />spaces required for a specitic use may be reduced if the owner or occupant provides <br />documentation that a lesser number of spaces will actually bc needed than normally required <br />by this Code and the City Council authorizes such lesser number after recommendation by <br />the Planning Commission." Parking demand calculations based on current industry standards <br />are presented next. <br /> <br />. ITE ParkinQ Generation. This document was published in 2004 and presents parking data <br />collected at numerous developmcnts throughout the Unitcd States. These data present <br />separate peak period demand data for pharmacy, supcrmarkct, and general rctailuses.
