This traffic study addressed the <br />following two principal traffic questions: <br /> <br />a) To what extent would the proposed redcvelopment alter the total vehicle trips entering <br />and exiting the site during the a.m. peak hour, p.m. peak hour, and on a daily basis? <br /> <br />b) To what extent would the proposed redevelopment alter the ability of the motorists to <br />enter and exit the site at the two site access locations during the p.m. peak hour (i.c. <br />driveway on County Road E and driveway on Lexington Avenue)'! <br /> <br />The subject site is located in the southwest quadrant of the County Road E/Lexington A venue <br />intersection. The site presently consists of the following uses: <br /> <br />. Three intcrconnectcd officc buildings with a total gross floor area of 45,954 SF (square <br />feet) of which 29,429 SF presently is occupied and the remaining l6,5l5 SF is vacant. <br /> <br />. Retail building with a total gross floor area of approximately 55,500 SF of which 52,500 <br />SF presently is occupied and the remaining 3,000 SF is vacant. <br /> <br />The proposed redevelopment plan will retain the existing retail building and will replace the <br />three office buildings with the following uses: <br /> <br />· 14,386 SF pharmacy with drive-through <br />. 16,230 SF supermarket <br />. 14,400 SF retail or office] <br /> <br />The proposed redevelopment will not alter the existing access arrangements for the site, which <br />include one driveway on County Road E and one driveway on Lexington A venue.
