Backeround The property has an existing 1,154 square foot dwelling that meets all setback requirements, The applicant is proposing to demolish this building and construct a new dwelling with attached three stall garage that encroaches twelve feet into the 30 foot rear setback. The July 11, 2007, planning case report includes elevations and layouts for the proposed dwelling (Attachment 4C- 3), The property also has a two stall, 485.4 square foot accessory structure that encroaches into the southern side yard setback and the rear yard setback. The non-conforming accessory structure is proposed to be demolished and rebuilt in place to the same dimensions, which does not require a variance. The applicant has submitted a project narrative and site plan (Attachment 3A-I ofthe August I, 2007, report to the Planning Commission). The applicant has submitted a letter to the City Council in response to the Planning Commission's recommendation for denial (Attachment 4C- 2). The July 11, 2007, planning case report and the August 1,2007, planning case report are attached to this memo (Attachment 4C-3 and 4C-4).
