Building Design. The applicant shall provide windows and awriings or window-like <br />coverings and awnings along the south and west fayades of building one to enhance <br />the visual integration with building two and the retail strip mall. <br /> <br />RESPONSE: Agreed, and it is important to note these features of the current Walgreens plan: <br /> <br />a. Four new spandrel glass areas have been added, two on the south elevation and <br />two on the west elevation. The spandrel glass areas will not have "signage" in them. <br /> <br />b. Awnings have been added to all of the new spandrel glass areas. <br /> <br />c. Man doors, overhead doors, and trash enclosure gates will be painted to match <br />adjacent brick. <br /> <br />d. The Walgreens wall sign was eliminated from the South Elevation. <br /> <br />e. The size of the Walgreens script signs on the North and East elevations have <br />been reduced by 10%. <br /> <br />f. The size of the Walgreens script sign on the West elevation has been reduced by <br /> <br />25%. <br /> <br />g. The proposed LED reader board sign has been changed to manually changeable <br /> <br />copy. <br /> <br />h. The exterior of the Walgreens building is masonry construction, with no EIFS. <br /> <br />i. Pilasters have been used on all elevations to add detail to the walls. <br /> <br />j. The Walgreens architecture has been integrated with the existing retail center <br />through the use of matching brick on pilasters, red medallions, and red flashing. <br /> <br />16. Engineer Review. Final grading, drainage, and utility plans shall be subject to <br />approval by the Public Warks Director and City Engineer prior to the issuance of any <br />building permits. <br /> <br />RESPONSE: Agreed <br /> <br />17.
