We have <br />a section of roof near the rear of the building that has developed leaks; the leaking water has damaged the interior of <br />the building. So fur the damage has not caused structural problems but bas severely damaged sheetrock and ceiling <br />tiles. The subsequent waler damage has also allowed mold to develop on both sided of the wall and carpeting. <br /> <br />The roof in question was built in 1987 as part of the fire station remodeling project The roofing material is a rubber <br />membrane with ballast rock covering the sorfuce. This roof has never been replaced since it was built in 1987. In <br />2001 a large area of the membrane roof was replaced that covered the north half of the building mostly apparatus <br />bays- <br /> <br />After talking with you about the leaking roof and subsequent water damage inside UFO Station I, I was directed to <br />get bids for the needed repairs. We received three bids from area contractors. The bids include replacing a 20' X <br />20' section of rubber roof, replacing sheetrock and insulation, Painting the room, Mold remediation and replacing <br />damaged ceiling tiles. <br /> <br />Bids received: <br /> <br />DeSchane Remodeling Inc. <br /> <br />$8,000 20 year roof warranty <br /> <br />Bauer Homes & Investments <br /> <br />$11,273 5 year roof warranty <br /> <br />Hunerberg Construction Co. <br /> <br />$18,200 not specified <br /> <br />Although the needed repairs are not in our CIP budget fur 2007, the fire department had budgeted $35,000 for stucco <br />repairs which we decided not to do because stucco was in decent condition and we felt this shonld wait until "needs <br />assessment" is completed. <br /> <br />The Fire Department also eliminated $4,878 (Arden Hills share) for Mobile computers fur the vehicles. This has <br />been put on hold until we can negotiate a more reasonable user fee from the City of St Paul. <br /> <br />The fire department has been careful to do only necessary repairs to the building until the future fute is decided. The <br />leaking roof does need to be repaired ASAP to prevent further damage and to provide a safe and healthy work <br />environment for our firefighters. <br /> <br />I am recommending that the Fire Department hire DeSchane Remodeling for the $8,000 they bid, and include an <br />additional $1200 for carpet replacement in the affi:cted room.
