<br />Memorandum to Dennis Trooien, Dennis Properties <br />Subject: Traffic and Parking Study for Proposed Redevelopment of Arden Plaza <br />Page 8 of]5 <br />September 17, 2007 <br /> <br />Based on the results of the capacity analyses, we recommend that the storage <br />length for exiting right turns on the driveway on Lexington A venue be extended <br />to the first circulation aisle within the site, which will provide a total storage <br />length of about 225 feet, measured from the east property line. This change will <br />significantly reduce the average delay for exiting movements. To make it easy to <br />understand for exiting motorists and, thereby, provide efficient operations, we <br />recommend that a stop sign and a lane assignment sign be provided on the <br />driveway approach to Lexington Avenue. The signing should be installed per <br />standards presented in the Minnesota Manual on Uniform Traffic Control <br />Devices. <br />
