<br /> <br />Public and Institutional <br /> <br />Institutional <br /> <br />R-I: Single Family Residential <br />10.63 Acres (463,042.8 sq. ft.) <br />The site is generally flat but slopes slightly down towards the street to the north and upwards towards <br />the homes to the west. <br /> <br />Plan Evaluation: Ordinances <br /> <br />1. Sign District 2 - Section 1240: Table 1 <br /> <br />Both schools are in Sign District 2, as non-residential uses in the R-l through R-4 zoning <br />districts. In this sign district freestanding signs are permitted; however, banner signs of this <br />nature are not specifically regulated. <br /> <br />2. Site Plan Review - Section 1260.01: Sign Standard Adjustments <br /> <br />Section lofthe Sign Code permits adjustments to sign height, number, type, lighting, area, <br />and/or location through the site plan review process if criteria number one or two is met and <br />the required criteria number three is met: <br />1. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; or, <br />2. The sign adjustment will allow a sign of exceptional design or a style that will <br />enhance the area or that is more consistent with the architecture and design of the site; <br />and, <br />3. The sign adjustment will not result in a sign that is inconsistent with the purpose of <br />the zoning district in which the property is located or the current land use. <br /> <br />3. Purpose of Sign Code -Purpose and Intent <br /> <br />The purpose of the City's Sign Code may help in determining if this site plan reflects the <br />intent of the Site Standards Adjustment process. <br />. Subd. 1 Regulate the number, location, size, type, illumination, and other physical <br />characteristics of signs within the City in order to promote the public health safety, <br />and welfare; <br />. Subd. 2 Allow effective signage appropriate to the planned character of each sign <br />district; <br />. Subd. 3 Promote an attractive environment while providing for effective means of <br />communication consistent with constitutional guarantees and the City's goals of <br />public safety and aesthetics; <br />.
