This memorandum represents an <br />update and replaces our previous two memorandums, both dated June 29. This update is to <br />account for comments raised by City and County staff and at the Planning Commission meeting <br />on August]. This traffic study addressed the following principal traffic questions: <br /> <br />a) To what extent would the proposed redevelopment alter the total vehicle trips entering <br />and exiting the site during the a.m. peak hour, p.m. peak hour, and on a daily basis? <br /> <br />b) Would satisfactory traffic operations be provided at the County Road E/site access, <br />County Road ElLexington A venue, and Lexington A venue/site access intersections upon <br />completion of the proposed development? If the answer is no, what mitigation measures <br />are needed to provide satisfactory operations? <br /> <br />c) Would safe traffic operations be provided on County Road E and Lexington Avenue <br />along the frontage of the subject site and at the intersection of those two roadways? <br /> <br />d) Would the current site plan provide satisfactory traffic and parking operations within the <br />site? This question focused on examination of the following four principal points: <br />. Overall adequacy of proposed parking supply <br />. Relatively high parking demand at the south end of the site <br />. Head-in parking along the east edge of the existing retail building <br />. Drive-through queuing for the proposed pharmacy <br /> <br />The subject site is located in the southwest quadrant of the County Road ElLexington A venue <br />intersection. The site presently consists of the following uses: <br /> <br />. Three interconnected office buildings with a total gross floor area of 45,954 SF (square <br />feet) of which 29,429 SF presently is occupied and the remaining ]6,515 SF is vacant. <br /> <br />T'\19JI\OI\M"'1l1()-Upd~{".d9.17.07_d()c <br />
