Retail building with a total gross floor area of approximately 55,500 SF of which 52,500 <br />SF presently is occupied and the remaining 3,000 SF is vacant. <br /> <br />The proposed redevelopment plan will retain the existing retail building and will replace the <br />three office buildings with the following uses as shown in Figure]: <br /> <br />. 14,386 SF pharmacy with drive-through <br />. ] 6,230 SF supermarket <br />. 14,300 SF retail or office I <br /> <br />The proposed redevelopment will not alter the existing access arrangements for the site, which <br />include one driveway on County Road E and one driveway on Lexington A venue. The proposed <br />redevelopment is expected to be complete by 2008. <br /> <br />1 To be conservative in trip generation and traffic volume estimates, we assumed retail for traffic forecasting purposes. <br />
