<br />8. Retainine: Wall. The wood retaining wall near the Lexington Avenue entrance shall <br />be removed and re-graded or replaced with block, stone, or other similar materials <br />that are compatible with the building materials used in the development. <br />9. Fencine:. The fence along Lexington Avenue shall be replaced with a fence that is <br />compatible with the building materials used in the development. The materials shall <br />be subject to City Planner approval prior to installation. <br />10. Sidewalk. The asphalt path along Lexington Avenue shall be replaced with a <br />concrete sidewalk that is at least six feet in width. The sidewalk shall extend from the <br />sidewalk at County Road E to the Lexington Avenue entrance, The applicant shall <br />repair or replace the sidewalk along County Road E if any damage is done during <br />construction. <br />11. Screenine:. The dumpsters and mechanical equipment shall be fully screened from <br />public view with fencing and/or landscaping, <br />12. Fire Marshal Review. The plans shall be subject to fire marshal approval before <br />building permits are issued, <br />13, Ene:ineer Review. Final grading, drainage, and utility plans shall be subject to <br />approval by the Public Works Director and City Engineer prior to the issuance of any <br />building permits. <br />14. Stormwater. The applicant shall obtain approval from the Rice Creek Watershed <br />District and all other applicable permitting agencies prior to the issuance of any <br />building permits. Copies of such permits shall be provided to the City prior to the <br />issuance of any building permits. <br />15. Traffic Mitie:ation Measures. The following traffic mitigation measures shall be <br />implemented to reduce the traffic impact of the development: <br />a. The site accesses at County Road E and Lexington Avenue shall be modified <br />to provide right-turn lanes that are approximately 200 feet in length. <br />b. A north-south center median of sufficient length shall be installed at the <br />County Road E access to prohibit vehicles from entering Lot 2 at the <br />northwest entrance point near the proposed pharmacy. <br />c, The County shall reserve the right to restrict access at the County Road E <br />entrance to improve operation, safety, and access management. <br />d. The pharmacy drive-through shall be modified to be one-way southbound, and <br />the adjacent 90 degree parking stalls shall be angled to be compatible with the <br />one-way movement. <br />e. The applicant shall work with the County to adjust the timing ofthe <br />Lexington Avenue and County Road E intersection to improve the eastbound <br />left turn movement from the current LOS F to LOS D, <br />f. Stop signs, lane assignment signs, and other traffic control signs shall be <br />provided by the applicant at the County Road E and Lexington Avenue access <br />and shall be subj ect to City Engineer approval prior to installation.
