James Lehnhoff

From:
Sent:
To:
Cc:
Subject:

cfp47@comcast.net
Tuesday, October 09, 2007 2:09 PM
James Lehnhoff
sjharpslead@comcast.net
Walgreens in Arden Plaza

#1. Safety A few weeks ago, just after traffic was stopped for a train, vehicles lined
up from the YMCA heading south and from Arden Plaza heading north, an ambulance with
lights and siren was making its way the best it could south through the the jam. The
intersection of County Road E and Lexington is often affected by the train and is crossed
frequently by the Allina ambulances. I know because I live on the west side of Lexington
just south of Co. Rd. E and hear them on a regular basis.

The YMCA is expanding. More members, more cars as well as more kids on bikes.

The 35W bridge collapse has resulted in new traffic patterns and more cars are now using
Lexington and Snelling.

Target and CUB draw many customers requiring traffic lights to regulate the flow of cars
turning in and out.

From my point of viewt if safety and traffic are issues related to the building of
Walgreenst I don't see how having one is going to improve things.

#2. Community. What will a Walgreens offer us that we don't have already? Arden Hills
has a residential community feel to it and I think most people who live here would agree
and probably like it that way. Need prescriptions filled?. ..Arden Pharmacy, CUB,
Target. .need do-dads?. ..Target, need food?...CUB or Target. How would a Walgreens
enhance our lives or the feel of our community? In my view it would just give Arden
Hills a hanky-tonk appearance and detract greatly from the neighborly feel it has now. I
am hoping you will deny this development. Once we give up our green space and residential
appearance we will never regain it.

#3. Stake holders. Who stands to gain from this investment?
investors or families trying to start a business? I doubt it.
investors and family businesses will be in jeopardy because of
you allow this, will you allow a Wal-Mart next?

A group of community
Insteadl community
a huge national chain.

If

#4. Urgency. What is the rush? If the long range implications of this proposal are not
clearly in the best interests of many in our community, postpone it. Wait until it is
clear that this business is actually needed before you make a hasty, irreversible
decision. You are elected to be responsible stewards of the common good. Please make sure
you know what that is.

Respectfully,

Christine pistotnik

Arden Hills resident

1
