<br />James Lehnhoff <br />Arden Hills City Planner <br /> <br />Sept. 10,2007 <br /> <br />Dear Mr. Lehnhoff: <br /> <br />Earlier today I sent you an email but I don't always trnst the system so I am also mailing this note. <br /> <br />Ijust heard about the prospect of putting in a Walgreens store on County Road E and Lexington Avenue. <br /> <br />I have several concerns. <br /> <br />NO.1 is the increased traffic it will bring. Exiting the Arden Plaza Shopping Center is difficult turning on to <br />County Road E or to Lexington Ave. Try it some time between 4 and 5:30 p.m. If you exit on County Road E <br />and want to turn North on Lexington, it is almost impossible to cross over to the left-hand turn lane. If you want <br />to exit on to Lexington, it is difficult to turn left, and if there are a couple cars ahead of you, it takes a long time. <br /> <br />Adding a large store such as Walgreens will only increase the traffic. Look at the congestion there is around the <br />Walgreens on Hwy. 96 and Centerville Road, although it is not just the Walgreens that causes the problem. <br /> <br />NO.2 is why do we need another large national chain pharmacy in this area. Look at all the Walgreens, Snyders <br />and Target pharmacies already in the area. <br /> <br />The following are pharmacies already located in the general area of Lexington and County Road E: <br /> <br />Walgreens <br />1601 County Road C and Snelling <br />1739 Lexington Ave. N. <br />2635 Rice Street <br />1075 Highway 96 <br /> <br />2.95 miles (distances figured by MapQuest) <br />3.7 miles <br />4.7 miles <br />8.59 miles <br /> <br />Snyders <br />1037 Highway 96 <br />2900 Rice Street <br /> <br />2.45 miles <br />4.18 miles <br /> <br />Super Target <br />3800 Lexington Ave N. <br /> <br />.5 miles <br /> <br />Surely there must be a better fit for this area than adding another national chain pharmacy, and leave Arden <br />Pharmacy where it is.
