<br />ARDEN HILLS PLANNING COMMISSION - NOVEMBER 7, 2007 <br /> <br />9 <br /> <br />Ted Stamos, 4423 Arden View Court, stated an avenue for denial is the traffic study and <br />the increase in 55 percent impact use. He stated the LOS would change from an E to an F <br />in 2009 and the impact in use would compound the issue and it wouldn't be possible to <br />be mitigated. <br /> <br />Ron Johnson, 1280 Nursery Hill Court and owner of Arden Hills Pharmacy, stated the <br />issue of the traffic is not a new issue. He stated he has spoke with the County and the <br />State about the traffic. He stated the State is the final judge in determining the length of <br />the lights. He stated a development across the street would also increase the traffic and <br />the tenants may all walk out. He stated the tenants don't have any signage rights, except <br />on their leasehold. <br /> <br />Toni Morgan, 1565 Briarknoll Drive, stated the LOS can't get any worse. She stated she <br />wonders if anyone has considered the issues when the Hamline/694 intersection isn't <br />there. She stated traveling through a neighborhood isn't an alternative that the <br />neighborhood residents would appreciate. <br /> <br />Sam Clark, 3342 Lake Johanna Blvd., stated there isn't a need for another pharmacy. He <br />stated the traffic isn't as concerning as losing Arden Hills Pharmacy and Frattalonne's <br />Hardware. He stated a traffic circle may be an alternative. He stated Arden Hills should <br />be planning a unique look and downtown. He inquired about the reason the two other <br />buildings couldn't be lumped together. He stated Walgreen's agreed to the smaller sign <br />with a changing billboard because a larger sign would block the signs on the building. <br /> <br />Jean Chastain, 3430 Chatsworth, Shoreview, stated she would like to speak about the <br />number of pharmacies in the area. She stated Walgreen's has contacted Shoreview for a <br />location in that city. She stated Arden Pharmacy has a postal service and is a <br />neighborhood oriented place. She stated she is in favor of keeping the current pharmacy. <br /> <br />Susie Severson, 1345 Arden View Drive, stated trains also slow down the traffic at <br />Lexington and County Road E. She stated she would not like the trees to be removed and <br />replaced by buildings. <br /> <br />Barbara Ellinger, 211 Weavers Road, Roseville, stated they previously lived in Hunter's <br />Park. She stated Arden Pharmacy has been there for a long period of time and other <br />stores have come and gone. She stated they serve the community well. She stated she is <br />more concerned about the people in the plaza than the traffic. <br /> <br />Linda Amboy, 1219 Apple Road, stated she is concerned about having a pharmacy in that <br />location without a pharmacist available because of the limited number of pharmacists. <br />She stated the customer service is good at Arden Pharmacy. <br /> <br />Greg Larson, 3377 Snelling Avenue North, stated he supports the removal ofthe <br />monument sign at the intersection of Lexington and County Road E to preserve the trees. <br />He stated the value of the sign to Walgreen's was for the changeable words on the signs. <br /> <br />DRAFT <br />
