<br />ARDEN HILLS PLANNING COMMISSION - NOVEMBER 7,2007 <br /> <br />8 <br /> <br />Commissioner Zimmerman inquired about making the entrance two lanes wide for the <br />incoming traffic from County Road E. Mr. Benshoof stated the one lane entrance is <br />typical and an increase in accidents would occur in the parking lot if there were two lanes. <br /> <br />Commissioner Modesette inquired about the number of feet for the stacking. Mr. <br />Benshoof stated the recommendation is 200 feet for the stacking for right turns. <br /> <br />Commissioner Modesette stated she would like to know about the effect on the <br />landscaping for having two outbound traffic lanes. <br /> <br />Commissioner Holewa stated residents may choose to turn into residential areas to ease <br />entering on the traffic. <br /> <br />Mr. Benshoof stated some customers may choose to go during off-peak times. He stated <br />they would like to clarify the condition for the traffic mitigation measures. <br /> <br />Chair Sand inquired about the effect of the changing flow of traffic. Mr. Benshoof stated <br />there would be one exiting lane and it would be curved. <br /> <br />Mr. Lehnhoff stated he spoke with the consultants about the language. He stated the <br />County would be able to do as they wish with the intersection and could restrict it further <br />in the future, even above and beyond the condition of approval. <br /> <br />Chair Sand stated the County could do more or less for the restrictions. <br /> <br />Chair Sand inquired about a change in the stacking lanes by having one lane exiting. Mr. <br />Benshoof stated the motorists wouldn't typically have a delay because they would only <br />need to merge with traffic going in one direction. <br /> <br />Commissioner Larson inquired if it is prudent for the County to address the issue of the <br />intersections regardless of development. Mr. Benshoof stated the County has many <br />intersections and they are receptive to the work done in the traffic study. <br /> <br />Chair Sand inquired about the percentage of traffic flowing to the pharmacy and to the <br />stores. Mr. Benshoof stated he has not studied the various types of customers. <br /> <br />Chair Sand inquired about pedestrian crossing the parking traffic to get to the pharmacy. <br />Mr. Benshoof explained the parking and stated there wouldn't be an inordinate amount of <br />pedestrian traffic. <br /> <br />Chair Sand stated eliminating some of the parking would increase the safety and <br />eliminate the need to remove some of the trees. <br /> <br />Mr. Trooien stated the County isn't suggesting a limit on the access at this point in time. <br /> <br />DRAFT <br />
