Mr. Lehnhoff stated that question <br />could be directed to the applicants. <br /> <br />Commissioner Zimmerman said he would be interested in seeing traffic count numbers, <br />that sufficient parking space could be depleted before phase three begins, and said it will <br />be important to look at necessary parking needs from the very begirming. <br /> <br />Commissioner Modesette asked for clarification that proposed building I is permitted use <br />in the zoning district, and Mr. Lehnhoff responded that the pharmacy is a permitted use. <br /> <br />Chair Sand requested that the applicant, at the next meeting, be more specific about <br />building 2 and its accepted use in the district. He also stated concern about crowded <br />space between building 3 and the existing hardware store. <br /> <br />Commissioner Holewa asked whether building 4 would encroach on the hardware store's <br />summer plant sale area. Mr. Lehnhoff responded that discussions are occurring between <br />the hardware store and the property owner regarding that subject. Commissioner Holewa <br />said his experience has been that a lot of parking along the strip mall is in the south end <br />where there are lots of stores (dry cleaner, liquor, etc.) and he hopes the applicant will <br />also address that subject at the next meeting. <br /> <br />Commissioner Larson asked whether the summer's reduced parking on the south end had <br />been cormted in the number of parking stalls or if some factor of not counting those <br />spaces had been made because they aren't available, and whether a summer garden <br />permit had been considered. Mr. Lehnhoff responded that a permit process is in <br />development. <br /> <br />Commissioner Modesette said she is not sure about the purpose of the eastern drive, <br />stating it would be more normal to spread buildings and not share parking. Mr. Lehnhoff <br />responded that the purpose of the drive is for dock loading and unloading. Chair Sand <br />expressed hope that the subject will be addressed in more detail at the next meeting, <br />adding that he didn't know what negotiations were going on between the hardware store <br />and the owner. <br /> <br />Commissioner Larson asked if impervious surfaces had been figured into the proposed <br />plans, and Mr. Lehnhoff responded that they were reflected in the architectural site plan <br />and met City requirements for the development as a whole. Commissioner Larson <br />referenced the Rice Creek Watershed District and inquired as to whether the existing <br />pond was adequate for the area. Mr. Lehnhoff responded that Rice Creek is evaluating <br />the stormwater ponding needs and it is likely that capacity would be increased and <br />rehabilitation would be undertaken. <br /> <br />Commissioner Modesette asked whether it was correct to summarize, in terms of <br />landscaping requirements and impervious surface percentages, that one of the reasons for <br />the PUD application is because the calculation done on the 12-plus acres will not apply as <br />subdivided. Mr. Lehnhoff confirmed the statement as being correct. <br />
