<br />a. The site accesses at County Road E and Lexington Avenue shall be modified <br />to provide right-turn lanes that are approximately 200 feet in length. <br />b. A north-south center median of sufficient length shall be installed at the <br />County Road E access to prohibit vehicles from entering Lot 2 at the <br />northwest entrance point near the proposed pharmacy. <br />c. The County shall reserve the right to restrict access at the County Road E <br />entrance to improve operation, safety, and access management. <br />d. The pharmacy drive-through shall be modified to be one-way southbound, and <br />the adjacent 90 degree parking stalls shall be angled to be compatible with the <br />one-way movement. <br />e. The applicant shall work with the County to adjust the timing of the <br />Lexington Avenue and County Road E intersection to improve the eastbound <br />left turn movement from the current LOS F to LOS D. <br />f. Stop signs, lane assignment signs, and other traffic control signs shall be <br />provided by the applicant at the County Road E and Lexington Avenue access <br />and shall be subject to City Engineer approval prior to installation. The City <br />shall reserve the right to require the installation of other directional signage as <br />deemed necessary by the City Engineer. <br /> <br />16. Parkin!!: Miti!!:ation Measures. <br />a. Building C on Lot 4 shall not exceed a footprint 7,250 square feet and a floor <br />area of 14,500 square feet. <br />b. Building C shall not be more than 50 percent retail in order to ensure adequate <br />parking on the south end of the property. <br />17. ADA Parkin!!:. The applicant shall provide the required number of ADA parking <br />spaces, The ADA parking space locations shall be subject to Building Official <br />approval. <br />18. Bike Racks. The applicant shall provide at least two bike racks at the strip mall and <br />at least one bike rack at each ofthe other buildings. <br />19. General Re!!:ulatiou Conformance. The applicant shall conform to all other City <br />regulations. <br />20. Common Space Mana!!:ement. The applicant shall submit an agreement for shared <br />management and maintenance of the parking areas, landscaping features, stormwater <br />facilities, and common areas prior to executing the final plat. The agreement shall be <br />subject to City Attorney approval prior to the issuance of any building permits. <br />21. Development A!!:reement. A developer's agreement shall be prepared by the City <br />Attorney and subject to City Council approval.
