In <br />particular, we reviewed the following plans related to this particular request: <br /> <br />I. Waters Edge South Plat Dated March 11,2004. <br /> <br />2. Waters Edge South Grading Plan Dated March 22,2004. <br /> <br />3. Waters Edge South Preliminary Utility Plan Dated March II, 2004. <br /> <br />4. Waters Edge South Preliminary Landscaping Plan Dated March II, 2004. <br /> <br />5. Waters Edge South Drainage Calculations Dated March 2004. <br /> <br />6. Waters Edge South Preliminary Wetland Delineation Report Dated February II, <br />2002. <br /> <br />7. A Geotechnical Report for Waters Edge South Preliminary Plan Dated November <br />23,2001. <br /> <br />Our comments regarding this request are as follows: <br /> <br />Preliminary Plat <br /> <br />1. All drainage and utility easements need to be clear! y identified. At a minimum, the <br />ponds and wetlands should have drainage and utility easements encompassing the <br />100-year HWL. Any sanitary sewer, storm sewer, or water main outside the road <br />right-of-way needs to have a minimum 20-foot drainage and utility easement. <br /> <br />Gradinl!lStorm Drainae:e <br /> <br />2. As indicated in the soils report prepared by GME Consultants, Inc. dated <br />11/23/2001, there are substantial areas of peat and/or organic silt on site.
