<br />Ms. Kendra Lindahl <br />April I, 2004 <br />Page 3 <br /> <br />9. The Parkway will be extended to the southern boundary of the plat. The Parkway <br />will be extended to CR 8 in the future to a signalized intersection. The time line for <br />the roadway connection is not set; however, it is anticipated that the connection <br />will be completed within the next one to two years. The roadway connection and <br />CR 8 intersection location are consistent with the Everton Avenue AUAR. <br /> <br /> <br />10. Soil borings and street design calculations need to be submitted for review for <br />Wood Duck Parkway to verify that the section is consistent with State-Aid <br />standards. All other streets must meet the City of Hugo's standard section. <br /> <br /> <br />II. The Metropolitan Council Environmental Services (MCES) is planning to construct <br />an additional interceptor line essentially parallel to the existing line located along <br />the east property boundary of the proposed plat. The Parkway right-of-way has <br />been identified as a potential location for the new pipe. City staff is currently <br />working with the MCES and the applicant to coordinate the construction of the new <br />interceptor concurrently with the development of the proposed plat as well as the <br />plat for Water's Edge North. <br /> <br />12. The City's Comprehensive Water Supply Plan identifies this area for a potential <br />new well site. The applicant has included three potential sites within the plat that <br />the City could utilize for this purpose. <br /> <br />13. The plans include extension of a 24" diameter trunk watermain following the <br />Parkway alignment from the City water tower within the Water's Edge North plat <br />to the east edge of the Waters Edge South plat. The 24" diameter trunk watermain <br />will need to connect to the existing watermain near the City's Well No.3. The <br />connection at the well is necessary as part of this plat to provide adequate water <br />service and is consistent with the requirements of the City's Comprehensive Water <br />Supply Plan. <br /> <br />14. Additional trunk water mains and sanitary sewers will be necessary within the plat <br />to provide for adequate service within and adjacent to the plat consistent with the <br />City's Comprehensive Plans. The exact size and locations will be finalized with <br />the applicant as part of the final plan preparation. <br /> <br />We have provided additional, detailed technical comments directly to the applicant.
