<br />4. Is life cycle/work force/affordable housing needed? <br /> <br />Despite the reeent downturn in the housing market, all types of housing are needed <br />throughout the metropolitan area. The recent housing study completed by Maxfield <br />Research Inc. for the TCAAP property indicates that there is a very strong demand for <br />affordable housing, both ownership and rental, as well as for senior housing options. <br /> <br />5. Can the property be rezoned? <br /> <br />As noted above, the property could be rezoned to a residential use. <br /> <br />December 6, 2007, Community Meetinl! <br /> <br />As part of the RFP process, a community meeting was held on Deeember 6,2007, to solicit <br />feedback from stakeholders on how the property should be redeveloped. The attendees <br />participated in a group mapping activity that addressed the following questions: <br />1. What should be the goals of any redevelopment? <br />2. What are the strengths of the property? <br />3. What are the weaknesses of the property? <br />4. What uses are best suited for the property? <br />a. Should the property be rezoned to residential, or should the option be available? <br />b. What uses are not appropriate for the property? <br />c. What is the appropriate density for the property? <br />5. Should the Hamline Avenue entranee/exit be permitted? If the Hamline Avenue entrance <br />is permitted, should the access be limited (i.e. right-in and right-out only)? <br />6. What other environmental and aesthetic components should be considered? <br /> <br />The compiled results of the meeting are attached to this memo (Attaehment D). <br /> <br />Compiled Results and Supplementary Information <br /> <br />The themes from the meetings held thus far include: <br />. A portion of the property should remain as an open space or park (approximately 1/3 of <br />the property); <br />. All or most of the land that is developed should be used for housing, particularly senior <br />housing, apartments, and nursing home faeilities; <br />. Affordable housing should be a component ofthis development; <br />.
