City of Arden Hills - Comprehensive Plan - DRAFT <br />The 2008 Future Land Use Map does not assume any changes to the <br />developed residential areas of Arden Hills (map). As stated earlier, <br />virtually all population, household, and employment growth anticipated in <br />Arden Hills will be on the TCAAP property. However, there are a few <br />potential land use changes in the developed part of Arden Hills. <br />6.3.1 Former City Hall/Public Works Property <br />The X acre former City Hall property is undergoing a community vision <br />process to determine how the property should be redeveloped (map). <br />While a vision was not adopted in time for this Comprehensive Plan, <br />residential uses or a mix of residential and small-scale commercial uses <br />are anticipated. If developed as residential, the property would be <br />developed at a density of at least three units per acre. <br />6.3.2 B-2 District <br />In March 2008, the City started a visioning and planning process for the B- <br />2 District. This area is comprised of locally focused retail uses and offices. <br />As this corridor ages, redevelopment is anticipated.
