City of Arden Hills - Comprehensive Plan - DRAFr <br />process is complete, the resulting study will likely be amended into this <br />Comprehensive Plan. <br />6.3.3 Lexington Avenue Business Area <br />HT8' <br />6.3.4 Manufactured Home Community <br />This section requires further discussion with the Planning Commission and <br />City Council prior to being written. <br />6.3.5 TCAAP Redevelopment <br />As noted in Chapter 5, a specific land use plan for TCAAP has not yet <br />been adopted by the City. Upon selection of a land use plan, this <br />Comprehensive Plan will be amended to fully reflect the land use <br />designations in TCAAP. In preparation for that amendment, the Future <br />Land Use map includes the preliminary land use data; however, it is <br />subject to change. <br />The TCAAP property is anticipated to host a mix of uses, including retail, <br />office, hotel, showrooms, parks, open spaces, and a variety of housing <br />types and densities. Housing types will include single family detached <br />homes, townhomes, senior housing, apartments, and potentially condos <br />depending on market conditions at the time of development. As of <br />February 2008, the unapproved concept plan included 1,750 housing <br />units. The TCAAP property is also anticipated to have affordable housing; <br />however, an exact number or percentage has not been set. <br />6.4 Implementation of the Land Use Goal <br />In order to advance implementation of this land use chapter, the below activities <br />are proposed. This list is not intended to be all-inclusive and additional activities <br />that advance the land use goal are encouraged to be developed. <br />o Update the City's Zoning Code to bring it into conformance with the <br />Comprehensive Plan. <br />o Ensure that land use regulations promote development that is compatible <br />with nearby properties, neighborhood character, and natural features; <br />DRAFT 24 <br />2/22/2008. <br />
