<br />ARDEN HILLS CITY COUNCIL - February 25,2008 <br /> <br />5 <br /> <br />Planner I Beekman replied the vacation will occur this evening if the City Council approves the <br />final plat. <br /> <br />Councilmember McClung asked if approval of this planning case is contingent upon approval <br />of the final plat. <br /> <br />Planner I Beekman replied in the affirmative. <br /> <br />Mayor Harpstead opened the public hearing at 7:20 p.m. <br /> <br />There being no public input, Mayor Harpstead closed the public hearing at 7:21 p.m. <br /> <br />MOTION: Councilmember Holden moved and Council member Holmes seconded <br />a motion to approve Resolution 2008-14 for the Vacation of Three <br />Easements as Part of the Final Plat for Christensen Estates (PC #08-003) <br />as Proposed in the February 25, 2008 Memorandum to the City Council. <br /> <br />Councilmember Holmes requested further clarification of the easement vacation as it relates to <br />agenda item 7 A. <br /> <br />Planner I Beekman presented a graphic of the new drainage and utility easements which will <br />encompass all wetlands on the site located on the entire northern tip of the property. <br /> <br />The motion carried unanimously (4-0). <br /> <br />7. NEW BUSINESS <br /> <br />AI. Motion to Approve Planning Case #08-003 for a Preliminarv and Final Plat <br />of Christensen Estates, Based on the Findings of Fact and the Submitted <br />Plans as Amended bv the Ten Conditions in the February 25, 2008 Planning <br />Case Report <br /> <br />Planner I Beekman explained the Planning Commission and City Council approved the <br />preliminary plat for Christensen Estates in July 2007; however, due to issues with the property <br />lines, the applicant was unable to submit a Final Plat application by the October 30, 2007, <br />deadline and the Preliminary Plat approval expired. She stated the applicant has since <br />resubmitted a revised Preliminary and final Plat that reflects the boundary change; the overall <br />proposal to subdivide the 3.08 acre property into four new conforming lots remains largely <br />unchanged. <br /> <br />Planner I Beekman stated this property is subject to park dedication fees and staff is <br />recommending a fee of$I3,125. She stated the applicant has submitted a Rice Creek Watershed <br />District approved wetland delineation report, existing conditions map, and preliminary grading <br />plan. She noted that each lot meets the current Zoning Code standards and based on the findings <br />of fact, the Preliminary Plat is in conformance with all zoning and subdivision regulations. She <br />
